A TM44 inspection is a mandatory assessment of air conditioning systems with a combined cooling capacity of over 12kW. The inspection reviews the efficiency, condition, and control of your system and provides recommendations to reduce energy use and carbon emissions.
Regulations Behind Inspections
TM44 air conditioning inspections are a legal requirement in the UK under the Energy Performance of Buildings (England and Wales) Regulations 2012 and, in Scotland, the Energy Performance of Buildings (Scotland) Regulations 2008. These regulations implement the Energy Performance of Buildings Directive (EPBD), which aims to improve building energy efficiency and reduce carbon emissions across Europe.

CIBSE TM44 is the official technical guidance that sets out how air conditioning inspections must be carried out to comply with UK regulations. While TM44 itself is not legislation, it is the recognised compliance route referenced by the regulations. Air conditioning inspections must be completed in accordance with this guidance and renewed every 5 years.
